Description: This dataset identifies historically designated sites and cultural resources within the City of San Marcos that are prohibited from SB9 lot split or duplex development eligibility. The layer reflects locations recognized for their historical, architectural, or cultural significance and therefore excluded from SB9 ministerial approvals.
Description: This dataset delineates areas of California-designated Prime Farmland within the City of San Marcos that fall under SB9 prohibition constraints. It provides a mapped representation of agricultural lands classified as prime and therefore excluded from SB9 lot split and duplex development eligibility.
Description: This dataset represents areas within the City of San Marcos that are excluded from SB9 eligibility, primarily located in Special Planning Areas (SPAs). These exclusions reflect local land use regulations that restrict or prohibit SB9 housing development. The dataset supports planning analysis and housing law implementation tracking.

Geometry Type: esriGeometryPolygon
Description: This dataset contains the zoning areas within the City of San Marcos where provisions of California Senate Bill 9 (SB9) related to lot splits and two-unit conversions are explicitly prohibited or do not apply in non-single-family residential zones. The layer is intended to support land use reviewers, planners, and public information requests by identifying zones and parcels where SB9-related approvals are restricted due to local zoning designations, overlay regulations, or policy exemptions.
Description: This dataset defines geographic zones within the City of San Marcos where the provisions of California Senate Bill 9 (SB9) are restricted or explicitly prohibited. The table contains polygon features or tabular zoning records indicating areas such as open space, resource, or special district designations where SB9 lot-splitting and duplex allowances do not apply.
Description: This dataset identifies open space easements within the City of San Marcos that act as constraints under Senate Bill 9 (SB9) housing development regulations. These easements are legally designated areas restricting development to preserve environmental resources, maintain public access, or protect habitat and scenic values. The dataset supports the City’s evaluation of land-use constraints that limit the applicability of SB9 development rights.
Description: This dataset identifies parcels and geographic areas within the City of San Marcos that fall inside designated floodway zones, where development is restricted under Senate Bill 9 (SB9). Floodway constraints represent high-risk flood-prone regions delineated by FEMA and local hydrologic studies. These areas are considered unsuitable for SB9 urban lot splits or housing development due to potential flood hazards and environmental safety regulations. The dataset supports planning evaluations, hazard mitigation efforts, and compliance review for residential development under SB9 provisions.
Description: This dataset identifies parcels and geographic areas within the City of San Marcos that fall within designated fire hazard severity zones or are otherwise subject to wildfire risk constraints under Senate Bill 9 (SB9). The data delineates regions where residential development may be limited or prohibited due to wildfire exposure, based on local and state hazard classifications including CAL FIRE Fire Hazard Severity Zones. This layer provides critical information for hazard mitigation planning, emergency response coordination, and land-use decision-making to ensure safety and compliance with SB9 development requirements.
